Chapter 26 - THE LAST BELLADONNA LOAN

Belladonna House finally paid off its last major renovation debt when I was seventy-eight.

The board held a small dinner.

No ceremony required.

Helena would have wanted bells.

The minority investor had long since become an equal partner after another capital round.

D’Angelo ownership no longer controlled everything.

The name remained.

The hotel prospered.

A fact Helena once considered impossible.

Then the board voted on a new expansion.

Unanimous approval after independent review.

No personal guarantees.

No family cash collateral.

No private reserves.

I looked at the financing package and laughed.

Thomas, now retired but still irritating, asked:

“What?”

“Nothing.”

“Reserve fourteen?”

“Yes.”

He nodded.

Then:

“You know the reform worked when young people find the old failure boring.”

True.

The new CFO had read the case as part of compliance training and referred to it as:

historical related-party collateral event.

That phrasing would have killed Helena.

I loved it.

Then Sophie’s daughter Mia came to the hotel for a family lunch.

She ran through the same ballroom entrance where Helena once pushed Sophie backward.

Nobody stopped her.

The hostess asked:

“Can I help you find your family?”

Mia pointed at me.

“That old guy.”

I considered changing the will.

Then remembered the lesson.

Mostly.
